Application process for student accommodation

So you’ve done all of your research and found your perfect Adelaide student housing. What now? 

The application process you’ll need to follow depends on your housing type. Read on to find out about applying for student accommodation in Adelaide and to discover common terms you’ll need to know.

Purpose-built student accommodation 

You’ll find plenty of student accommodation from providers like Scape, Unilodge, dwell and Yugo in Adelaide City. 

The application process for Adelaide student housing depends on the provider. Some allow you to book directly through their websites, while others may require you to submit an enquiry.  

Generally, your application process will require you to choose your move-in and move-out dates, select a room type, provide your personal details, pay any fees and accept the terms and conditions. You may also get to add-on extras, like airport pick-up, kitchen equipment, linens and cleaning services.  

Residential colleges 

Once you’ve researched your options, you’ll need to complete the application form for your chosen college. 

Some colleges may charge an application fee or ask you to sit for an interview or assessment. If your application is successful, you’ll receive a letter of offer, which you’ll need to accept to confirm your accommodation.  

Renting a room 

Sites like Flatmates.com.au are a great place to find shared Adelaide student housing. Browse listings or post your own advert as a seeker. 

Once you find somewhere you like, send a message through the site. You’ll then be able to discuss details and arrange a viewing. Check out the handy pre-agreement checklist for a list of things to discuss before you move in.   

Renting an entire place 

If you want to privately rent your Adelaide accommodation, use a trusted site like realestate.com.au or Domain. To apply for a rental, you’ll need to submit an application with the property manager, including documentation like: 

  • Proof of employment or income 

  • Rental records or references 

  • Personal references 

If you’re missing some documentation, get in touch with the property manager to discuss alternatives. If your application is successful, you’ll receive a copy of the lease to read and sign. Once you get the keys, you’ll need to complete an inspection sheet to document any damage that occurred before you moved in.  

Homestay 

Homestays are a great option for those who want the comfort of home and the experience of living with a real Australian family. You should start your application at least two to four weeks before you arrive to give your matching service plenty of time to find your ideal fit.  

To start your application, you’ll need to create an online profile, including information about yourself, your school, your study dates and flight details. You’ll then need to pay a matching fee and some of your accommodation fees upfront before you’ll be matched with a host.  

Common terms 

Here are some common terms you might encounter when seeking Adelaide student accommodation 

  • Tenant: The person renting the property (you). 

  • Landlord: The owner of the property. 

  • Agent: The property manager hired by the owner to manage the property. 

  • Rent: The amount you pay weekly or monthly. 

  • Rental agreement or residential tenancy agreement: The written document that outlines the agreement between the tenant and landlord. This must include all tenant names, the address of the property and the amount of rent that must be paid and when. 

  • Bond: A security deposit, usually equivalent to four week’s rent. Your landlord must lodge this money with the Tenancies Branch and return it to you at the end of your lease if you’ve left the property in good condition and paid all rent. 

  • Premises: The property being rented. 

  • Eviction: When you are forced to move out of the property. 

  • Inspection sheet: A form you fill out at the start of your lease to note any existing damage to the property. 

  • Utilities: Your gas, electricity and water services. 

  • Contents insurance: Insurance you can take out to cover your belongings from theft, fire and other damage.
